The NRUA is the national number that identifies each short-term rental property (Airbnb, Booking, etc.). Since July 1, 2025, this number has been mandatory for publishing an online listing, in addition to local numbers (e.g., HUT in Catalonia).
From 2026 onwards, it will be necessary to declare the previous year's activity each year by filing an informational form with the Property Registry. Filing is done via the N2 app (XBRL file).
- Who? The owner registered in the register or the person/company who can prove that they legally manage the accommodation (mandate, management contract).
- When? Every year, from February 1st to March 2nd (first deadline: Feb.–March 2026 to declare 2025). Failure to file = revocation of the NRUA (you can no longer legally rent and the platforms block the listing).
1. Prepare: address, cadastral reference, proof of ownership, NRUA, summary of stays 2025 (entries/exits, travelers).
2. Log in to the Colegio de Registradores' website and complete the form in the N2 app (the system generates an XBRL file). Submit online (or in person if necessary).
3. Case with several NRUAs for the same property (same CRU): a single deposit which groups them all; any omitted NRUA is revoked.
